Nundah recorded the fastest quarterly investor inquiry growth among Brisbane suburbs in the June 2026 quarter, with 142 new listings attracting interstate buyers from Sydney and Melbourne.

The shift matters now because Queensland's median house price sits at $780,000 while Nundah prices have climbed faster than surrounding postcodes amid 2032 Olympics rail works and continued arrivals from New South Wales and Victoria.

Buyers have focused on streets such as Duke Street and Bage Street, which sit within 800 metres of Nundah train station and the Sandgate Road retail strip. The Queensland Government's Cross River Rail northern extension and Brisbane City Council's local housing acceleration program both list Nundah as a priority precinct for new medium-density projects.

CoreLogic data released on 2 July showed Nundah's median house price reached $915,000 in the 12 months to June, up 11.4 per cent, while unit values hit $612,000 after a 9 per cent lift. Domain's investor demand index placed the suburb in the top five Brisbane postcodes for search volume during May and June.

Rail and retail upgrades underpin demand

Work on the new Nundah station entrance, scheduled for completion in late 2027, will cut travel time to the Brisbane CBD to under 12 minutes. Local agents report three development sites along Bilsen Road now under contract to interstate syndicates targeting build-to-rent projects.

Practical steps for buyers this quarter

Inspect properties on weekday evenings to avoid weekend crowds and check flood maps for lots east of the rail line. Set a buffer of at least 8 per cent above advertised prices, given current clearance rates above 65 per cent. Engage a local conveyancer familiar with Brisbane City Council infrastructure levies before signing contracts on any site within 400 metres of Sandgate Road.
