Four properties cleared above their reserves at Brisbane auctions this weekend, with the overall clearance rate reaching 68 percent across 25 listings.
The result comes as Queensland’s median house price sits near $780,000 and interstate buyers from New South Wales and Victoria continue to arrive ahead of 2032 Olympics works. Auction volumes have risen in the first half of July, reflecting tighter stock levels rather than any sudden shift in sentiment.
One four-bedroom home on Florence Street in Teneriffe drew eight registered bidders and sold $135,000 above reserve. Another three-bedroom worker’s cottage on Brookfield Road in Kenmore went $92,000 over its guide after a short bidding duel. Both sales occurred under the hammer at the Brisbane Showgrounds auction rooms on Saturday morning.
Domain Group figures released on Sunday showed 17 of the 25 auctions resulted in sales, with the median sold price landing at $915,000. That figure sits 12 percent above the June quarterly median for greater Brisbane. Northside suburbs accounted for nine of the clearances, while Southside listings produced six results, including two homes in Moorooka that exceeded reserve by more than $70,000 each.
Agents at the weekend events advised vendors to set realistic reserves if they want to capitalise on current demand before spring listings increase. Prospective buyers were urged to attend at least two auctions in their target suburb this month to gauge competition levels before making offers. The next major auction round is scheduled for 18 July at the same Showgrounds venue.
